Ricky walks the units with you before anyone quotes a number

He looks at the actual flooring, the substrate under it and the path from the unit to the dumpster. Occupied building, stairs only, no service elevator, tenant below on second shift — that all changes the plan, so he wants to see it first.

You get a written scope and a fixed price

The unit count, the material coming out, the haul-off and the condition the slab is left in are all on paper before the first day. No surprise change orders once the floor is open.

We build containment so the rest of the building keeps operating

Plastic goes up at the doorway and the work stays inside it. Tenants on the other side of the wall keep living there and the leasing office keeps showing units.

We tear it out and haul it off the same trip

Flooring, underlayment, adhesive, tack strip and staples come up, and the debris leaves in our truck. You are not paying a second outfit to come clear a pile out of the corridor.

You get the slab back ready for the next trade

Swept, scraped and walked with you before we leave. If the flooring installer can't start on it, we're not done.

Questions before the crew rolls

Will dust get through the whole building?

It stays in the unit we're working in. We seal the doorway and control the work area, and the debris goes straight out to the truck instead of sitting in a hallway. Occupied buildings are most of what we do, so this is the normal way we set up, not an upgrade.

Can you work while the rest of the property is occupied?

Yes. We don't ask you to empty the building. Containment goes up, we work one unit or one area at a time, and the tenants on the other side stay put.

Will the price change once you open the floor up?

The scope and the price are in writing before we start. That's why Ricky walks the job first instead of quoting off a phone call — he wants to see the material and the substrate before he puts a number on it.

What if the flooring might contain asbestos?

Old vinyl tile and the black adhesive under it are the usual suspects, and testing is the property owner's call and cost. If a test comes back positive, that material is abated by an outfit set up for it before we do our tear-out. Tell Ricky at the walkthrough if the building is old enough to be a question.

Do you damage the subfloor or the door frames?

The point of the job is a slab the next trade can work on, so beating up the substrate defeats it. We scrape and pull rather than swing at it, and doorways and jambs get protected on the way in and out.
