How do you keep dust out of the rest of the building?
Containment goes up before any demolition starts. We seal the work area off, protect the path from the suite to the truck, and use dust control on the equipment. Occupied offices on the other side of the containment stay open. Tell us at the walkthrough which suites are occupied and which shared corridors and elevators we can use, and that goes into the scope.
Will you damage the slab or the door frames?
No. Taking the floor off without tearing up what stays is the whole job. We protect frames, jambs and thresholds before we start, and we run the equipment to remove the covering and the adhesive without gouging the concrete underneath. If the slab already has cracks or spalling, Ricky points them out at the walkthrough so you know what you have before we touch it.
Can the price change once you open the floor up?
The scope and the price are written down before we start, and that is what you pay for the work described. The reason Ricky walks the job in person is to see the conditions first instead of guessing from a floor plan. If something genuinely different shows up under the covering, we stop and talk to you about it before doing anything that costs more. Nothing gets added without your say-so.
What if the flooring contains asbestos?
Old VCT and cutback adhesive in office buildings can contain asbestos, and we do not touch it until it has been tested. Testing and abatement are handled by a licensed abatement contractor, arranged and paid for by the building owner. Once the space is cleared, we come in and do the tear-out. Raise it at the walkthrough and Ricky will tell you what he is seeing on your floor.
Can you work nights or weekends so the building stays open?
Yes. Most occupied office work runs after hours or on weekends, and we schedule around building access rules, freight elevator times and loading dock hours. Bring the property manager's requirements to the walkthrough so the schedule in your written scope matches what the building actually allows.
How far do you travel for office work?
We are based at 29 Mill Creek Rd in Higden and take floor demolition work across the entire state of Arkansas, plus the western half of Tennessee.
